Net annual income equals achieved annual rent less service charges, management and modelled vacancy. Net yield divides that income by the purchase price plus acquisition costs. Financing, tax position and capital appreciation are not included.
Sale prices come from registered DLD transactions. Rent evidence comes from Ejari records. Asking prices and portal rents may be useful context, but they do not enter the core calculation.
Service-charge inputs are compiled from approved Mollak budgets obtained directly, owners-association confirmation or owner documents. The source tier and budget year remain visible.
Dubai datasets name the same building in different ways. A canonical building registry holds every known name variant. No result is published until the service-charge record matches the correct transaction and tenancy cohort.
Thin samples, unusual unit sizes, incentives, vacancy, furnished tenancies and budget changes can move the result. Where evidence is insufficient, the Index says so instead of estimating.
A useful shortlist connects the place buyers see with the operating file an owner must carry.
What the conversation produces
Define the use, budget, timeframe and exit before a shortlist is allowed to look persuasive.
Separate registered facts, source documents and current operating evidence from assumptions.
Show the trade-offs, the unresolved risks and the next action in language you can use.
