Start with the Indian remittance route

RBI’s published LRS Master Direction states an annual outward-remittance limit for resident individuals and includes acquisition of immovable property abroad among permitted purposes, subject to current rules. Use an authorised dealer bank, keep the purpose and source-of-funds record clear, and verify the live limit before acting.

Build the Dubai verification file

For a ready asset, verify title, seller authority, tenancy, service-charge position and unit condition. For off-plan, add project registration, advertising permit, escrow account, SPA provisions, payment milestones and construction evidence.

Convert the brochure into total cash required

Model the purchase price alongside current registration, agency, mortgage, developer, bank and transfer-related requirements. Keep AED and INR values separate so exchange-rate movement and bank charges remain visible.

Choose ready or off-plan by evidence

Ready property offers inspection, observed rent and current building costs. Off-plan offers staged payment but adds contract, delivery and handover-supply exposure. The correct category follows your timeframe and tolerance for uncertainty.

Model the operating year

Use achieved rent rather than an asking-rent screenshot. Deduct approved service charges, management, maintenance, vacancy, cooling and finance where relevant. A gross yield is not the cash outcome.

Know the buyer at exit

Ask who will buy the unit later, how much competing stock is due, what records they will need and what costs affect net proceeds. Also obtain current Indian and UAE tax advice for your residency and repatriation position.
