Current status

Amberstone does not present unverified listings as inventory. Use this route to structure a shortlist and identify the records worth checking for a ready-property decision.

01

Read the transaction context

Compare registered transfers with care for unit condition, floor, layout, view and building quality. A nearby headline sale may not be a usable comparable.

02

Inspect annual carry

Use the current approved service-charge budget, expected management cost, realistic vacancy and any maintenance exposure. The purchase price is only one part of the ownership cost.

03

Check the tenancy position

For an occupied asset, read the actual agreement, Ejari registration, notice timing and tenant history. Advertised rent is not the same as income already in place.

04

Test the exit view

Look at similar stock, active and future supply, the buyer pool and how easy it will be to explain the unit's value later. Liquidity is part of ownership from day one.

05

Read the transfer file

Confirm title, seller authority, NOC path, mortgage release where relevant, current service-charge clearance and the transaction documents required for the specific property.

06

Write the offer around findings

Condition, tenancy, furniture, completion items and timing should not remain verbal assumptions. Put the material points, documents and deadlines into the offer path before money moves.

What the conversation produces

A decision file—not another property pitch.

01

Frame

Define the use, budget, timeframe and exit before a shortlist is allowed to look persuasive.

02

Verify

Separate registered facts, source documents and current operating evidence from assumptions.

03

Decide

Show the trade-offs, the unresolved risks and the next action in language you can use.

Before you commit

Model the whole cost.

Start with a transparent calculation, then validate every input against the building and the public register.
