Read the transaction context

Compare registered transfers with care for unit condition, floor, layout, view and building quality. A nearby headline sale may not be a usable comparable.

Inspect annual carry

Use the current approved service-charge budget, expected management cost, realistic vacancy and any maintenance exposure. The purchase price is only one part of the ownership cost.

Check the tenancy position

For an occupied asset, read the actual agreement, Ejari registration, notice timing and tenant history. Advertised rent is not the same as income already in place.

Test the exit view

Look at similar stock, active and future supply, the buyer pool and how easy it will be to explain the unit's value later. Liquidity is part of ownership from day one.
